Development Analyst (Real Estate Development)

Position Summary:

EYA, an award winning residential builder/developer, is seeking a Development Analyst in Bethesda, MD.  In this position, you will work closely with the Land Acquisition and Finance teams to perform financial analysis of potential and on-going real estate projects; assist in initial project underwriting, feasibility, and in secure municipal approvals for new residential and mixed-use development opportunities; and assist in the prospecting and pursuit of new residential development opportunities.  We are looking for a skilled communicator and Excel wizard with a passion for and knowledge of the real estate development process.


  • Prepare and present financial analysis for new acquisition opportunities, including proformas, waterfalls, and sensitivity analysis
  • Create new financial analyses to support land acquisition and finance departments, lenders, and joint venture partner
  • Work closely with the Land Acquisition team in identifying and pursuing new development projects
  • Draft cover letters and letters of intent and prepare offer packages
  • Maintain land acquisition reports tracking key dates, financial metrics and non-financial metrics
  • Support rezoning and entitlement efforts on pipeline projects and manage coordination with land use counsels, architects, civil engineers, and other consultants


  • BS Finance/Accounting or related field​ with 2 to 4 years of experience as analyst (real estate industry).
  • Advanced proficiency with Microsoft
  • Excel and comfort in creating and manipulating proforma financial models
  • Exceptional written and verbal communication skills
  • Excellent interpersonal and relationship building skills
  • Understanding of real estate development processes
  • A willingness to work flexible hours and in a collaborative, team-based environment
  • Knowledge of agencies, institutions and processes involved in real estate development preferred
  • Familiarity with debt and equity financing markets and joint venture structures is a plus
  • Experience writing or analyzing letters of intent or term sheets is a plus
